Digital permits

Digital parking permits, managed from residents’ phones.

Residents register their own vehicles and invite their own guests in the SmartParking app. Each property sets how many permits a unit gets, and of which kind, so the office stops issuing hangtags and stops fielding “can my guest park here” calls.

From move-in to guest pass, without the office.

  1. 1

    Set the rules once

Choose the permit types each property offers and how many each unit gets: resident, visitor, VIP, short-term rental, reserved, carport, garage, EV and motorcycle.

  2. 2

    Residents sign up themselves

Residents join with their unit code, register their plates and sign the parking addendum electronically, right in the app.

  3. 3

Guests get a pass in seconds

A resident issues a visitor permit from their phone. It counts against the unit’s limit and expires on its own.

  4. 4

    Every plate checks against it

Drivers and patrols look up a plate and see straight away whether the vehicle is permitted, with no hangtag to squint at.

Everything a permit program needs.

  • Per-unit permit limits

Separate limits for every permit type, set per unit, so no apartment hogs the lot.

  • Approvals that remind you

Requests that need a look wait in a queue, and reminders go out until someone decides.

  • Addendum e-signature

Residents sign the property’s parking addendum in the app, stored with their permit.

  • Printable permits

For the residents who still want something on the dash, print one from the record.

  • ParkGuard protection

An optional protection plan residents can add to their permit at checkout.

  • Web and mobile

The SmartParking app on iPhone and Android, plus a web portal for residents and visitors.

Frequently asked questions

Do residents need to download an app?
They can use the SmartParking app on iPhone or Android, or the resident and visitor web portal. Both use the same account and the same permits.
Can we limit how many guest passes a unit gets?
Yes. Each property sets limits per unit for each permit type, including visitor, VIP and short-term rental permits, and a resident cannot go over them.
What happens to hangtags?
You can retire them. The permit lives against the plate, so enforcement checks the plate instead of looking for a tag, and a tag can no longer be copied or passed on.
